Accessibility isn't just a legal obligation — it's a reflection of your organization's values.

At FOS, our accessibility professionals and cost estimators conduct thorough, methodical ADA assessments that tell you exactly where your facilities stand and what it will take to move forward.

Working alongside your facility managers and stakeholders, we combine on-the-ground field surveys with our proprietary FOScore® software to produce findings that are accurate, organized and immediately useful.

Whether you need a high-level observational review or a detailed, building-by-building compliance audit, we tailor the scope to match your goals — and we don't stop at the report.

We help you turn findings into a fundable, prioritized plan.

Our Assessment Approach

We conduct ADA assessments using a priority-based methodology across five core areas: site and building approach, access to building services, restrooms and related amenities, communication features and employee work areas.

Comprehensive Field Reviews

Field teams review everything from parking and exterior routes to elevators, signage, restrooms, assembly seating and fire alarm systems — documenting barriers with field notations and photo evidence, and accounting for each building's construction date against applicable ADA regulation timelines.

Sensitive Engagements

For organizations that need it, we also have deep experience working with legal departments, advocacy groups and confidentiality requirements — so sensitive engagements are handled with the professionalism and discretion they demand.

Common challenges

What's at stake without it.

image

Leaving accessibility gaps unaddressed creates risk that compounds over time:

Legal Exposure

Legal exposure grows when facilities fall short of DOJ Title II and Title III compliance requirements.

Documented Assessments

Organizations without documented assessments lack the data to defend decisions or demonstrate good-faith effort.

People with Disabilities

People with disabilities are left navigating spaces that weren't designed with them in mind.

Capital Plans

Capital plans built without ADA data miss required barrier removal expenditures — up to 20% of renovation costs in primary function areas.

Deferred Accessibility

Deferred accessibility improvements become more costly and disruptive the longer they are delayed.

Facility management and capital planning made simple.

Our FOScore® platform brings clarity and confidence in the decisions that shape your built environment. Simplify complex data into actionable insights, providing the information and analysis you need to understand your facilities, prioritize what’s needed most and plan with precision.

Frequently asked questions

Have questions? We’re here to help.

What's the difference between your two ADA assessment options?

Option 1 is a high-level observational assessment — typically integrated into a standard facility condition assessment — that rates overall accessibility on a simple scale. Option 2 is a detailed, building-by-building compliance audit that catalogues specific barriers, assigns rankings and provides prioritized recommendations for corrective action. We'll help you determine which is right for your situation.

How does FOS account for buildings of different ages?

ADA regulations and design standards have evolved significantly over the past three decades, and the applicable requirements vary based on when a building was constructed, altered or added to. Our assessors evaluate each building against the regulations in effect at the time of construction or last major alteration — so findings are accurate, fair and defensible.

Can ADA assessment findings be integrated into our capital improvement plan?

Yes — and this is one of the most valuable services we provide. Using the Planning module within FOScore®, we synthesize ADA findings alongside other facility condition data to build capital plans that address accessibility improvements in the context of your broader portfolio needs. Nothing gets siloed, and nothing gets missed.

How does FOS handle cost estimating for barrier removal?

Our in-house cost estimating team processes more than $4 billion in construction estimates annually, and we maintain an extensive database of pre-priced ADA assets. Remediation costs are calculated using unit costs, quantities and repair factors — adjusted for regional market conditions — so your budget planning is grounded in real, current numbers.

Does FOS have experience working with legal teams or under confidentiality agreements?

Yes. We regularly work alongside legal departments and advocacy groups, and we're well-practiced in navigating the sensitivities that come with compliance-related engagements. Your data and findings are handled with full discretion.
